Value Approach

Let me give you a scenario for purchasing a used car.  You find two, 3 year old cars.  They are identical in every way.  They had their maintenance done on time, every time.  No dents or scratched paint.  Both have new tires, both are the same color.  Both with basically the same mileage.  The only difference, one has been detailed.  It is super clean and even has that new car smell.  The other has not been detailed.  It has a film of dirt on it, and old fries under the seat.  It doesn't smell bad, but does not smell like a new car either.  Which one do you buy?  Do you pay a little more for the car that has been detailed? 

It has been shown over and over again, that a clean, detailed car, will bring more money, than the same exact car, though not detailed.  As you pictured this in your mind, likely the clean car had a higher perceived value, than the dirty one.  Yet Kelly Blue Book gives them the exact same value, because essentially, they do have the same value. 

This same concept is alive and well in Real Estate.  When you go and view a model home at a new home builder, you ever notice something?  They are clean, no mess anywhere, and they have really nice furniture.  The model homes are superb and pleasing to the eye.  This perceived value raises emotions in the buyer.  The logical part of their brain takes a back seat to the emotional part of the brain.  If you ask a home builder which floor plan they sell the most of, almost every time it is the model home.  That model home, likely has the highest profit margin for the builder as well.  Smart hugh?

This perceived value can also be a part of your selling strategy.  But, can you have access to the same tools the builder uses to sell your home?  Yes you can.  The process of getting the model home look is called home staging.  We can guide you to finding the proper home stager to use for your home.  They will consult with you and give you ideas to obtain that "Model Home" look that buyers pay a premium for.  Who knows, when you are done getting your house ready to sell, you might decide to stay.  I've seen it before.  The home stager will do as little as consult with you, or take on the task of remodeling and adding furniture.  That is all up to you.

Having a model home look is great, but there is one more step to take, and that is great photos.  There is an art to taking photos of a home.  I am not an expert at this, so I don't do this, I recommend a professional.  Jacob Aleman is a professional photographer and does an amazing job with his camera.  Sometimes I cannot believe the photos he has taken are of my listings.  When I see the photos that a lot of agents use, likely taken with their phone, I just shake my head.  Why would a seller allow these photos to be the first impression a potential buyer has of their home?  OMG!  This is one of the main reasons some homes stay on the market for longer periods of time, as much as 5 times longer! 

Be wary of a real estate professional who says Polaroid pictures of your house will do, when you can have high definition pictures of your scientifically staged home.
